The greater majority of clients we have had in the last 18 years have been buyers. We believe buying may be the most challenging and rewarding process in real estate. It allows for the time and communications to build a personal relationship with clients. Many of our clients from the past are still good friends today. The process of working together, going through properties, especially with people new to Florida, is quite extensive. There is a great amount of knowledge we can share with clients who are looking at their first Florida property. Everything from taxes, insurance, building codes, construction methods, and landscaping are different here in Florida.

How to begin:

  1. Interview a few Realtors:  This is an important and extensive process; work with people you feel comfortable with because relationships matter. It also helps to see if the information you are being given is correct. (If everyone tells you comparable information, it confirms the validity). Remember, every Realtor is an individual who has their own opinions and motivations.
  2. Are they full – time Realtors?  With over 10,000 licensed Realtors in Lee County and the surrounding areas, many have other full-time employment, many are retired.
  3. Are they available?  Do they have the time you require and the availability when it works for you?
  4. What about their credentials and education?  A good agent will continually strive to improve and gain knowledge of the latest real estate trends and hold the highest designations in their respective fields of expertise.
  5. Do your calls go unanswered?  Are your calls returned promptly? A single phone call can be very important when attempting to purchase a property.
  6. Communication skills:  Is the Realtor you are looking for a good listener?

Lastly, we offer a truly unique commission structure. We have programs for both buyers and sellers that offer savings of thousands to tens of thousands in commission costs. For buyers, this comes as a possible rebate at closing. This will be stated in the Buyer’s Brokerage Agreement and will be shown in the final Closing Statement. Some lenders will not allow commission rebates on closing statements (though legal in Florida). But if you are a cash buyer, as most of ours over the years have been, then here is the simple program:

CASH BUYERS WILL RECEIVE 25% OF ANY COMMISSION OFFERED BY THE SELLING AGENT ON THE CLOSING STATEMENT AS A CREDIT AT CLOSING FROM FORT MYERS REALTY.

On closings under $3m, you will receive, at closing, a rebate from Fort Myers Realty of 25% of the commission on the property you purchase. On closings over $3 million, the rebate is 50%. If you are an investor, you will see the added value immediately. This is our appreciation for allowing us to be your buyer’s broker. At closing the selling broker offers 2.0% commission to the buyer’s broker, $200,000.
Your rebate would be $100,000. (50%)

At closing the selling broker offers 2.5% commission to the buyer’s broker, $87,500.
Your rebate would be $43,750. (50%)

Purchase a $1.35m buildable lot, cash.
At closing the selling broker offers 3.0% commission to the buyer’s broker, $40,500.
Your rebate would be $10,125. (25%)

Purchase a $1.2m condominium, cash.
At closing the selling broker offers 2.5% commission to the buyer’s broker, $30,000.
Your rebate would be $7500. (25%)

Purchase a $750,000 buildable lot, cash.
At closing the selling broker offers 2.5% commission to the buyer’s broker, $18,750.
Your rebate would be $4688. (25%)
