Buyers

The majority of our clients have been buyers. Working as a Buyer’s Broker allows for the time to build strong relationships and work directly with our clients. From the first conversation, through every step of the buying process, we work directly to manage the process. We always represent our Buyers as a Single Agent or Fiduciary. This insures our clients that their goals dictate everything in the process of acquiring their property.

Buyer Broker Commissions are 1% of the contract closing price with a minimum of $5000. The commission on any single purchase transaction is capped at $100,000.

Sellers

Our goal is to represent all of our clients as a Single Agent or Fiduciary. No matter the market conditions, selling property in Southwest Florida is a process that requires the property to have the best presentation and the greatest exposure to buyers. Technology is important to these goals and we employ every type currently available. Once the principles are identified, it is our experience and personal knowledge that insures the best outcome in negotiations and managing the transaction to the closing table. Even our signs are intelligent and allow for instant access at curbside for the price, details, and pictures of the listed property.

Listing Commissions are 1.5% of contract closing price, with a minimum of $5000. The commission on any single listing transaction is capped at $150,000.

Investors

Investors usually have already identified their target properties and are looking for specific market knowledge and experience to manage the transaction locally. To allow our investors to maximize the returns of their investments, we offer not just lower commissions, but also the opportunity to negotiate a flat fee for our representation.

Vacant Land

It is hard to believe there is still undeveloped land here you can find it.

For both purchasing and selling vacant land our commission is 1% of contract closing price. The commission on any single vacant land transaction is capped at $100,000.
